Morningside 

Developed in 1931, Morningside was one of Atlanta's original "suburbs." Located in the northeast quadrant of Atlanta, much of its charm is a direct result of decades-long work of neighborhood residents to keep Morningside livable and attractive. Morningside is one of Atlanta's most desirable intown neighborhoods, with gorgeous, established homes only a short drive from everything Atlanta has to offer! It's also where Zac Pasmanick got his start!

Candler Park 
The original Atlanta suburbs grew up along the streetcar lines that radiated east from the central city. Candler Park is along the East-West trolley axis that now contains bike paths and a string of parks that can satisfy anyone who enjoys spending time outdoors with the convenience of living intown! Candler Park has a personality of its own with rows of ecletic shops and restaurants, strong neighborhood associations, mature parkland, and walkability. It also has one of Atlanta's public golf courses.

Inman Park 
After the Battle of Atlanta and the Civil War came to an end, Inman Park became Atlanta's first planned community and one of the United States' first "garden suburbs." Developer Joel Hurt built it in the late 1800's and donated the land for Springvale Park, which has become the center of the neighborhood. Inman Park prospered for several decades, but by the early 1950's, it was in serious decline, a victim of the tilt toward the automobile that plagued this and other in-town neighborhoods after World War II.

Some people think of Inman Park, Poncey-Highland, Cabbagetown, and Reynoldstown as Atlanta's bohemian district, but in fact they are home to professionals as well as artists. You can't beat Inman Park's annual Parade and Festival and the tour of homes will take you through the beautiful Victorian mansions that this neighborhood is known for!

Virginia-Highland 
Filed with shopping, restaurants, watering holes, and charming bungalows, Virginia-Highland is thought by many to be the most "walkable" of Intown neighborhoods. Developed in the 1910s and 1920s, Virginia-Highland fought and won the battle against the intrusion of a major highway proposed by the city and state which led to the explosion of 1930s bungalows characteristic of the community. John Howell Park is a beautifully landscaped park always worth a visit for kids and adults alike!

Midtown 
Midtown Atlanta stands alone in the Southeast as a true urban environment, complete with spectacular parks, museums, restaurants, night life and housing opportunities ranging from full-service, modern high-rises to restored bungalows from the early 1900s! Atlantic Station helped kick off the trend of moving back into the city with its live, work, play approach to living. High rise condos, lofts, and townhomes populate this area among high-end and name brand shops and restaurants. Decatur & Avondale Estates
Decatur's not called the "City of Homes" for nothing! An early adopter of "smart growth", it's become more than just a nice place to live.  And Avondale Estates had its origin as an early planned community -- and still follows its original plan. 

About 18,000 people live in the city of Decatur, and the city prides itself on the diversity of its population, housing types, restaurants, and shops. Within the Decatur area, several neighborhoods have formed their own neighborhood associations. One of the most visible of these neighborhood groups is Oakhurst, which takes up much of Decatur south of the railroad tracks running alongside College and Howard Avenues.

Buckhead 
Buckhead is the ultimate city within a city and contains 43 neighborhoods and 17 districts, each with a distinct personality. Earning a spot on the U.S.'s National Register of Historic Places in 1929, Buckhead boasts some of Atlanta's most elegant and posh homes as well as a very active dining and nightlife scene.

What can you say about a neighborhood that has its own guidebook? We'll try to explain it all to you - well, at least some of it! Buckhead is so desirable an area that its boundaries are difficult to pin down, since so many neighborhoods have declared themselves as being part of it. Several zip codes are wholly or partially composed of parts of the Buckhead area, so we have divided them up below. Grant Park 
For those who feel themselves priced out of the established Intown neighborhoods, the zac team has two words of advice, "Go South!" If you wished you had gotten into Virginia-Highland 20 years ago, Grant Park, East Atlanta, Ormewood Park, and more neighborhoods south of Interstate 20 are the places to be!

Grant Park is a nationally recognized historical district, chock full of sites such as Zoo Atlanta, the Cyclorama, and Oakland Cemetery, where local figures such as Margaret Mitchell are buried. Many of the homes in the area are Craftsman bungalows, although renovated Folk Victorian, English Vernacular Revival, Shotgun/Double Shotgun, and Queen Anne styles can also be seen.

Just 3 miles east of Downtown Atlanta, Edgewood is one of the hottest neighborhoods in Atlanta for affordable housing and is an area undergoing great renovations! Six neighborhoods in South Atlanta joined into one umbrella neighborhood association in 1974. These neighborhoods -- Benteen, Boulevard Heights, McDonough-Guice, North Ormewood Park, Ormewood Park, and Woodland Hills -- are now collectively part of SAND (South Atlantans for Neighborhood Development).

East Atlanta is now a diverse community, with a mix of urban homesteaders and longer-standing residents, working together to make the neighborhood successful. One center of activity worth noting is East Atlanta Village.

Druid Hills & Emory
Historic Druid Hills is an oasis in the Atlanta metropolitan area. Its park-like setting, wooded lots, and graceful curving roads are in sharp contrast to the automobile sprawl found in the suburbs to the East and North. Developed in the late 1800's as a new kind of suburb with the input of Fredrick Law Olmsted, Druid Hills set the tone for later Intown Atlanta neighborhoods. Omlsted's famous parks were first listed on the National Register of Historic Places in 1975 and the rest of the neighborhood earned its historical designation in 1979.

In the heart of Druid Hills, Emory University has cultural opportunities that appeal to many as a fabulous place to live. Foremost among these is the Michael C. Carlos Museum, focusing on ancient art, with its building was designed by Michael Graves. Emory also boasts the Schwartz Center for the Performing Arts.
